Brick downtown, drywall in the suburbs
Spokane's commercial stock splits in two. Downtown and in the older districts near the river it is brick and heavy timber from the early 1900s, with plaster interiors, flat roofs and basements that were never dry. Water gets in at parapets and roof drains, runs down inside the brick, and shows up as staining two floors below the leak. Plaster and timber usually treat well in place; the drop ceilings and drywall partitions added over the decades are what tend to come out.
Out in Spokane Valley, on the North Side, and across the state line in Post Falls and Hayden, the buildings are newer, with drywall, shared walls and tight envelopes built to energy code. Kootenai County is one of the fastest-growing parts of North Idaho, so there is a lot of it. A tight building holds heat well and holds humidity just as well, and a slow leak from a washing machine on the third floor becomes three units' problem before anyone reports it.
Multifamily, student housing and the disclosure rules
Spokane's five colleges (Gonzaga, Whitworth, WSU Spokane, Eastern Washington and the Community Colleges of Spokane) fill a lot of near-campus rentals, and WSU's main campus in Pullman sits inside our Whitman County territory. Student housing turns over on a schedule, in a tight window, with bathrooms that have run hot showers for nine months with the fan off. Turnover is when mold gets found, and when there is the least time to deal with it.
Two rules make it a paperwork matter as well as a maintenance one. Under RCW 59.18.060, Washington landlords must give tenants the Department of Health's mold information at lease signing and must fix the leaks and ventilation defects that create mold conditions. The City of Spokane's 2023 rental ordinance goes further: landlords must disclose a unit's mold history, and what remediation was done, before a lease is signed. A lab-verified remediation report is the document that answers both.
Hotels, vacation rentals and lake properties in North Idaho
Coeur d'Alene, Post Falls, Hayden and Sandpoint are in our service area, and the hospitality trade there brings its own problems: high guest turnover, a bathroom in every unit, and a lakeside microclimate. Coeur d'Alene's average relative humidity peaks in January, in the mid eighties, and a building full of showers on a cold, still morning by the lake puts a lot of moisture onto cold surfaces. Idaho has no state mold license, so the lab report is how an owner there tells real remediation from a repaint.
Scheduling in an occupied building
Each treated area is vacant during treatment: tenants, pets and plants out, and back in when it is finished, usually the same day, since a typical treatment runs four to six hours. In a multi-unit building we work unit by unit or floor by floor, so the rest of the building carries on. We work Monday to Friday, 7am to 7pm, and we schedule fast. We do not promise response times or overnight work, because we would rather keep the promises we make.
You get a written scope before we start, and after the clearance test you get the accredited lab's before-and-after report for the owner, the insurer, or the next tenant's disclosure. The vapor reaches wall cavities, chases, ducting and the air itself, and most jobs avoid demolition. When drywall or insulation is too far gone, we say so in the scope and remove only that.
