Some mold-damaged materials can be kept and some cannot
Mold on a surface is one problem. Mold that has grown into the material is another. Painted plaster, framing lumber, tile and concrete usually hold up well and can be treated in place. Drywall that has stayed wet for weeks, sagging ceiling board, wet fiberglass insulation, swollen particleboard trim and a subfloor that has gone soft are usually past saving. We tell you which is which on the first visit, in writing, before any work starts.
The assessment uses moisture readings, not guesswork. We map how far the water traveled, check the wall cavity and the floor below it, and take air samples for an accredited third-party lab so there is a baseline to test against later.
Spokane's oldest houses fail differently from its newest
About a quarter of the homes inside the city limits were built before 1940, by American Community Survey figures, and on the South Hill, in Browne's Addition and in the Perry District that means lath and plaster on the walls. Plaster is dense and gives mold little to feed on, so it can often be treated and left in place even after it has been wet. The wood lath behind it is another matter, and so is the framing.
Spokane County as a whole is newer, with a median build year of 1978, and those houses have drywall. Drywall has a paper face that mold feeds on and a gypsum core that holds water like a sponge. A wet section of drywall usually has to come out, though often only that section, cut back to dry material. The rest of the wall gets treated.
Ice dams and high water do most of the damage we restore
An ice dam forms when heat leaking through the roof melts snow, which refreezes at the cold eaves and backs meltwater up under the shingles. In a Spokane winter that is a routine roofing call, and the water it lets in tends to run down inside the wall, wetting insulation and the back of the plaster or drywall where nobody sees it until spring. With 44 to 45 inches of snow in an average year at Spokane International Airport, the roof has plenty to work with.
High water does the same thing from below. Latah (Hangman) Creek reached flood stage in February 2017 for the first time since December 1998, and the Spokane River came close to record highs that March. Basements along those corridors, and any basement with a failed sump pump, ended up with wet framing, wet drywall and carpet on a damp slab. Restoration after that kind of event is mostly about deciding what dries and what does not.
We treat first, remove second and rebuild last
The order matters. We treat the property with the VaPURE process before any demolition, so pulling out ruined material does not spread spores through a treated house. The home is vacant during treatment: people, pets and plants out, back in when it is finished, usually the same evening, since a typical treatment runs four to six hours. Then we remove what has to go, bag it, and treat the exposed framing behind it. Anything we cut out, we say upfront and show you.
