Find everywhere the water went
Water travels further than the puddle suggests. It runs along the top plate, down inside the wall cavity, across the subfloor and into the room below. The first thing we do is moisture-map the property with meters, so the treatment covers what is wet and not only what is stained.
It is not always a pipe. In February 2017 Latah (Hangman) Creek reached flood stage, its first since the winter of 1998, and the Spokane River ran near record highs the following month. In December 2025 an atmospheric river pushed the river to spring-runoff levels in the middle of winter. Vinegar Flats and the low ground along Hangman Creek have a history of taking that water; a May 1957 flood there damaged homes. Dry it first, then treat what the water touched
