Spokane walls get wet from both sides
Some of the water comes from outside. Ice dams form when heat leaking through the roof melts snow, which refreezes at the cold eaves and backs water up under the shingles. Part of that water runs down inside the exterior wall, so the first sign is a soft patch a foot above the baseboard, often on the north side. Roof leaks in the March melt do the same thing.
The rest comes from inside: condensation on cold plaster, a shower with no exhaust fan, a slow drip at a supply line. Either way the mold grows in the cavity first and shows on the paint last.
The age of the house decides how the wall behaves
By census estimates about one home in four inside Spokane city limits was built before 1940, and in Manito, Browne's Addition and the Perry District the share is higher. Most of those homes have wood lath and plaster on framing with no insulation, or with blown-in added decades later. An uninsulated wall runs cold through the winter, and plaster holds water the way a brick does.
Homes built from the 1960s on have drywall over insulated studs and a vapor barrier, which keeps the wall face warmer. The trade is that a leak inside an insulated cavity dries slowly, and the paper on drywall is exactly what mold likes to eat.
The stain on the paint is the smaller problem
Scrubbing the surface or painting over it treats the part you can see and leaves the framing, the insulation and the back of the drywall untouched. That is why the same patch returns each winter.
The VaPURE process works as a vapor. It moves through the room, into the wall cavity and across the framing, the insulation face and the back of the wallboard, treating mold throughout the wall along with the visible patch. The sterilant goes first; the antimicrobial protectant follows and coats the studs and the back of the drywall, so regrowth struggles to start once the moisture cause is fixed. You, your pets and your plants are out of the house while the vapor works, usually four to six hours, and back in that evening.
Most walls stay up
Because the vapor reaches the cavity, we rarely need to open a wall to treat it. In most cases the drywall or plaster stays put and the room needs paint, not a rebuild.
Some walls are too far gone. Drywall that crumbles when pressed, or plaster that has let go from its lath, comes out, and we tell you that at the inspection, before any work starts. Even then the removal is a section, not a room.

Paint hides the stain and seals moisture in behind it. The mold in the cavity keeps growing, and the patch usually bleeds back through by the next winter. Fix the moisture, treat the wall, then paint.
That wall is cold and the air against it is damp. In an old South Hill house the wall may have no insulation, and a bed or dresser pushed against it stops air moving. Pull furniture a few inches off outside walls, run the bathroom fan longer, and have the wall treated rather than scrubbed.
