Steam with nowhere to go

January is Spokane's most humid month by average relative humidity, and the windows stay shut for the cold. A shower pushes a small room well past that, and if the fan is undersized, dumps into the attic or was never ducted outside, the moisture settles on the coldest surface it can find: the exterior wall behind the tile.

We run the fan and hold a tissue to it, check where its duct ends, and note whether the window opens. Most of what we find in Spokane bathrooms traces back to ventilation.

The meter, the tile and the subfloor

A pinless meter reads through tile and grout without marking it. A pin meter goes into the subfloor at the toilet flange and the tub apron, the two spots that rot quietly. We read the wall behind the surround from the far side where a closet or hallway backs onto it, and every reading is written down by location so a later inspection can be checked against this one.

Tenant turnover and student housing

Spokane has five colleges and universities, Gonzaga, Whitworth, WSU Spokane, Eastern Washington and the Community Colleges of Spokane, which means a lot of rented bathrooms change hands every summer. Washington law (RCW 59.18.060) requires landlords to give tenants the state mold information at lease signing and to fix the leaks and ventilation defects that create mold conditions. An inspection between tenants, with a dated report, shows the unit's condition on the day it turned over.

What happens if we find it

If the growth is on the caulk and the wall behind it is dry, the fix is caulk and a fan, and the report says so. If the meter finds moisture in the wall cavity or the subfloor, bathroom mold removal or shower mold removal is the next step. Typical treatment takes four to six hours, the house is empty while it runs, people, pets and plants out, and you are back in it that evening. A soft subfloor comes out, and you hear that before we start.
