Find out where the moisture is going
A shower puts a cloud of water into the air. In a drafty 1920s house it leaks out through the walls. In a house built in Kootenai County in the last few years, one of the fastest-growing parts of North Idaho, the walls are sealed for energy efficiency and the only exit is the exhaust fan. If the fan is undersized, on a short timer, or ducted into the attic instead of outside, the moisture lands on the coldest surface in the room: the ceiling, the window frame, or the outside wall behind the toilet. From December to February, when Spokane's calm, cold inversion days keep the air still and the windows shut, it lands there twice a day and rarely dries.
Look past the ceiling stain
The black speckle on the ceiling paint is what gets you searching for help. It is rarely where most of the mold is. Treat the room without tearing it out
The VaPURE process moves as a vapor, so it treats the wall cavity through the same gaps the moisture used to get in. The sterilant stage treats the mold on the drywall, the framing, and the back of the tile. The protectant stage stays behind on the drywall and framing, which helps hold regrowth off once the fan does its job. In most bathrooms nothing comes out. When the drywall behind a shower is soft or the subfloor has rotted, we remove it, and we say so upfront.

Treatment deals with the mold. The fan deals with the reason. A bathroom fan should run through the shower and for a good while after, and it should vent outside, not into the attic.
