Spokane's building code puts footings at least 24 inches below grade, which is one reason the older neighborhoods have full basements rather than slabs, and a great many of those basements have since been finished with carpet laid over a pad on the concrete. Why does basement carpet in Spokane go musty every spring?
The snowpack usually starts to melt around the turn of March, a Chinook wind speeding it along, and that runoff is the most reliable basement-seepage trigger of the year. Frozen ground cannot take the water, so it runs along the foundation and in through cracks, window wells and the floor joint. The local advice is to test the sump pump and clear the storm drains in February, before the first big melt.
Carpet pad on a cold slab dries slowly. The concrete stays cool into May, the room is closed up, and the moisture sits in the pad under a carpet that feels dry to the hand. The smell arrives in April; the growth started in March.
What about the carpet upstairs?
From November to March people track snowmelt, road grit and de-icer across the entry rug and the hall runner several times a day, and the dog does it more often. A hall carpet that gets wet daily in a house with the windows shut and the furnace running stays damp at the backing. Under a couch or an entry bench it can go the whole winter without drying.
Can the carpet be saved, or does it come out?
Often it can. If the pad dried quickly or the wetting was light, the carpet, the pad and the slab under them can be treated in place. If the pad soaked through, the carpet sat wet for days, or the backing has come apart, that carpet comes out, and we tell you which before we begin. Either way the slab, the walls and the rest of the room stay.
How does the treatment work, and how long does it take?
The VaPURE process is a vapor, so it reaches the carpet fibers, the backing, the pad and the concrete under it, along with the base of the walls and the air in the room. The sterilant goes first, then an antimicrobial protectant that stays on the surfaces to help resist regrowth once the seepage is fixed. Nobody stays in the house during treatment, not people, pets or plants. Most jobs run four to six hours, and you are home for dinner.
What do Spokane landlords need to know about carpet mold in a rental?
Carpet is where tenant turnover finds mold. Spokane's 2023 rental ordinance requires a landlord to tell a prospective tenant about any history of mold in the unit and what remediation was done, before the lease is signed. Washington law (RCW 59.18.060) also requires landlords to hand tenants the state Department of Health mold information at lease signing.
