The three tests and what each one shows
A non-viable air sample counts spores per cubic meter, alive and dead, and names the genus present. A viable sample catches spores in a trap and cultures them on a Petri dish, so only the living ones grow and get identified. A surface or tape sample lifts dust from a suspect spot for a count and a genus.
Every air sample is compared with one taken outdoors the same day. That comparison is the point. Spokane air carries its own spore load, and a basement reading only means something next to it.
Room by room counts in an older Spokane house
About a quarter of the homes in the city of Spokane were built before 1940, by one housing estimate. A Manito or Perry District house from that era has a full basement, lath and plaster walls, and a century of small leaks behind them. The basement air and the upstairs air can read like two different houses.
So we sample the basement and the main floor separately, and we take moisture readings while we are there. The lab tells you what is in the air. The meter tells you why it got there.
Buying or selling a house
A lot of our testing is for realtors, buyers and sellers. A pre-listing test gives a seller a dated lab report to put in the file before an inspector finds a stain. A pre-purchase test gives a buyer a number to negotiate with, or to walk away from. Either way the report is yours to keep and hand to a lender, an insurer or the next owner.
Landlords and Washington's mold notice
Washington law (RCW 59.18.060) requires landlords to give tenants the state Department of Health's mold information at lease signing. The City of Spokane's 2023 rental ordinance goes further: a landlord must disclose any mold history in the unit, and what was done about it, before the lease is signed. A dated lab report is the simplest way to show what the unit looked like on the day the keys changed hands.
One more thing landlords find out the hard way. The Spokane Regional Health District does not run a mold program and does not test homes. Its own website sends you to a trained private professional. That is us.
Where the cost comes from
The job varies, so the price does. The factors: how many rooms and samples, whether you want viable cultures as well as non-viable counts, whether moisture mapping is included, and how far we drive. A Spokane Valley bungalow and a Sandpoint house are different afternoons.

You can, but a dish left on the counter grows whatever lands on it and gives you no count per cubic meter and no outdoor comparison. Without those two things the result cannot tell you whether the house is normal or not.
The lab sets the turnaround. Non-viable counts come back faster because nothing has to grow. Viable cultures take longer, since the spores have to develop on the dish before anyone can identify them. We give you the expected date when we take the samples.
Because we do not read the samples. An accredited lab with no stake in the job does, and you get its report. If the counts are in line with outdoors, we tell you there is nothing to treat.
We show you where and why, usually a moisture problem the meter already flagged. If treatment makes sense we quote it separately. During a VaPURE treatment the house is empty, people, pets and plants included, and most families are back in the same evening.
