The before and the after sit on one page

There is no state sign-off, so the lab number is the standard

Washington has no state mold remediation license, and Idaho's health department confirms that no law on its side sets a cleanup standard. Nobody from the state comes to sign the job off. The lab report is the only objective measure of whether a remediation worked, which is why we insist on an independent lab and why buyers, lenders and insurers ask to see it.

The City of Spokane's 2023 rental ordinance requires a landlord to tell a prospective tenant about any mold history in a unit and what remediation was done. A clearance report is that record, dated, with the numbers.

The melt is the real re-test

Spokane has two drier stretches, April to May and July to October, and a clearance sample taken in one of them can look better than the house does in March. If the moisture cause was seepage, we suggest a re-check after the first late February or March melt that follows the treatment. The August number proves the treatment. The March number proves the drainage fix.

If it does not clear, you hear it from us first

Sometimes an after sample comes back high in one zone. The report shows which one, and the moisture readings usually show why: a source that was not fixed, or a cavity the vapor did not reach. Yes. If they took before samples, bring the report and we will match the locations. If they did not, we sample the treated rooms and the outdoors and read them against each other.

A nose is a fair early warning and a poor lab. Spore counts can be high with no smell at all, and a smell test does not go in a file. The report is what a buyer or landlord will ask for.
